Terms and conditions 

This Short Term Rental Agreement (hereinafter: the “Agreement”) is entered into and made effective upon acceptance of this agreement and is between the Property Owner/Guesthop (“Owner”) and the Guest (together - the “Parties”).

Terms not specified in this Agreement shall be in accordance with the House rules or the Reservation policies which are provided separately by the Owner.

1. Property The vacation rental property must be maintained as it is presented to the Guest in good working order. (e.g. appliances, amenities, and other provided items such as towels, linens, sports equipment, etc.)

2. Term of the lease The vacation rental lease begins on (the "Check-in Date/Time") and ends on (the "Check-out Date/Time") in the listing.

3. Accommodation & Deposit fees Accommodation and cleaning fees are due prior to check-in. A deposit is due at the time of booking and refunded upon check-out within 2 weeks of departure. Deductions are made due to the following: i. damage caused to the property or furnishings; ii. dirt or other mess requiring excessive cleaning; or iii. any other cost incurred by Homeowner/Guesthop due to the Guest's stay

4. Rental rules Guests agree to abide by the Rental Rules at all times while at the property. (Violations of any house rules can lead to termination of the booking without refund): The Guest must not hold events (such as parties, celebrations, or meetings) at the property at any day or time. Out of respect for our neighbors: Quiet Hours are between 10 pm - 8 am. No shoes inside the unit (flip-flops, slippers, and socks are fine). No smoking of any kind is permitted anywhere on the premises (must be at least 15 feet from any dwelling). You will forfeit your deposit if any sign of smoking is found in the unit and may incur extra fees. The property shall not be used by more than the number of adults and children listed in your reservation. No pets are allowed unless otherwise specified in this listing (if you have a service animal, we would like to know as we have pet allergies). Sort Recycling & Compost into separate bins if provided in the unit. Turn off lights, TVs, heaters, & the stove when not in use. During your stay of 30 days or more, utility charges will incur. Consume or take all leftover food upon checkout. No commercial photography or filming is permitted on the property. Only deposit toilet paper in the toilets (no baby/adult wipes, even the “flushable” kind, floss, tampons, etc...should be flushed down the toilet). Guests will be charged for plumbing clogs. No illegal activity is allowed on the property. The Guest is responsible for any costs related to damages to the property. Failure to adhere to the check-in/check-out times may result in additional late fees. There is a $50 fee for misplaced keys or for keys left in the unit.

5. Access The Guest must allow the Owner or their representative (including service providers), with reasonable notice, access to the property at any time during their stay (except in an emergency).

6. Cancellation policy If the Guest wishes to cancel the reservation, it shall be done so in written form (text or email). For reservations under 30 nights: To receive a full refund, guests must cancel 5 days prior to the Check-in Date. If canceled after 5 days prior to the Check-in Date, there will be no refund. For reservations over 30 nights: To receive a full refund, cancellations must be done 30 days prior to the Check-in Date. If the cancellation is within 30 days of the Check-In Date, there will be no refund. If the reservation is altered/shortened, guests will receive 50% of the dates that the guests did not stay.

7. Insurance We encourage all renters to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms.

8. Payment The acceptable payment method is credit cards only. All payments, unless otherwise specified, will be processed electronically. By agreeing to these Terms & Conditions, the Guest waives, discharges, and agrees to hold harmless the Owner from all damages or injuries arising from or related to the Guest's stay at Property, including without limitation, any accidents or injury to the Guest, Guest’s visitors and associates.
